You can purchase a house item the same way you would purchase a pet item or anything else from the store. When that item is in your backpack you could give or sell it to anyone like any other item.

(You can drop the item too, so be careful of that!)

Yes, this is possible. Private houses can now be bought as in-game items, similar to how pets and skins can be. These items can be traded between players, and if you want to use it, you have to request it in this thread and the item will be removed from your account, in a way that basically works like a token system.

If you already have a house that you can use there isn't a way to just transfer the house or sell it to someone. Like I've had a house for 2+ years and I can't do anything with that.

I guess compbatant could do whatever he wanted, but you'd have to ask him. I'm obviously not able to speak for him, but I personally doubt that is something he would do.

Agreed - much in the same way as we can't give pets (once activated) to anyone else or give accounts to anyone else.

Out of curiosity, is it possible for me to purchase a house in map (1,1)? And is it possible to buy a pond as a house?

There are others with a small pond for a house so I imagine yes.
