Hobbs Passage Shortcut

How is the failure rate to open the Hobbs passage to Ardesia calculated? I've broken 4 picks already. I can make them more easily than most, but it's feeling like a bit much... Thanks for any info.

I seem to remember reading somewhere that the chance to unlock the precious resource rooms is 20% so the stairs may be similar.
